Energy performance certificate (EPC)

Upon sale, rental or transfer

You will receive your certificate within 10 days.

An energy performance certificate (EPC) indicates the energy efficiency of your home, apartment or studio. You will receive an energy score and recommendations to make your home more energy efficient. The document is needed from the moment you offer a property or building for sale or rent. It also applies to student rooms with separate access, kitchen, shower and toilet.

You can have an EPC drawn up for as little as €95.

Asbestos attestation

Upon sale of homes older than 2001

You will receive your asbestos attestation within 10 days.

If your house was built before 2001 and you sell your house, you need an asbestos attestation. It indicates which materials or parts of your home contain asbestos, whether the asbestos is safe, and how you can safely treat or remove it. By 2032 at the latest, the asbestos attestation will be mandatory for every house in Flanders built before 2001, even if you do not sell it.

You can have an asbestos attestation drawn up for as little as € 495.

Electrical inspection

Upon sale, (re)construction and for solar panels

You will receive the inspection report and attestation within 10 days.

The inspection of your electrical installations is mandatory for every home in Belgium. You need a valid inspection report before signing the sales certificate with the notary. In this way, the buyer knows that the electricity meets the legal standards.

The electrical inspection of your solar panels is mandatory before you use them. You will deliver a copy of our complete inspection report to your network operator.

Even for a new building, you must have your electrical installations inspected before starting them.

Fuel oil inspection

Upon installation and/or every 5 years

You will receive the inspection report within 10 days.

The inspection of your fuel oil tank, also known as a heating oil tank, is mandatory upon installation. Underground fuel oil tanks will then be inspected every 5 years. With an above-ground fuel oil tank, this is not necessary. During the inspection, we check whether your fuel oil tank is still safe and poses no risk of soil contamination.

You can have a fuel oil inspection drawn up for as little as € 165.

Gas inspection

Upon new or modified central heating installation

You will receive the inspection report within 10 days.

Before using a central heating system, you must have the central heating system inspected by an authorised inspector. We will provide you with an inspection report containing the inspection details and a combustion attestation.

You can have a gas inspection drawn up for as little as € 180.

Inventory of fixtures description

Upon home rental

You will receive it within 10 days.

At the latest, within the first month of the rental period, you must draw up a detailed inventory of fixtures description and sign it with your tenant. The inventory of fixtures states the property's condition at the beginning of the rental period.
